Recommended APPROVAL but believe any permission should take account
of the following: -
a) The two-storey building should be single storey; a two storey would require
extensive screening from Grassmere Cottage.
b) Outside lighting should be low level and not on 24 hrs.
c) Shop hours should be restricted to 9am-6pm (Not 10pm and 10am 4pm on Sunday.

Erection of two-storey rear and side extension and insertion of dormer

Recommended REFUSAL
This is an oversized development of the existing bungalow.
a) Doubles the existing footprint.
b) Adds a second floor.
c) Velux style skylights would be acceptable but dormer windows remove the
neighbours privacy.
d) The proposed side elevations show the extra mass of the build.

nuisance for the neighbours.
